Our Flipping Lives

We got this house sold before the end of the year!! 2020 has definitely been a long, hard year…but we sure are thankful to get this project finished up and SOLD!! This has been the most bittersweet closing yet. We fell in LOVE with this house, yet at the same time wanted to see it gone SO SO bad. This has been our longest project to date. If you go back and look – you would see that we bought this house in June 2018! Two and half years in the making…but man was it worth it!! Take a look and see for yourself…

This mudroom bench is made out of ammo boxes, which the house was BUILT out of!! Instead of plywood, they used these ammo boxes. How cool is that?? They are completely original- color and all.

This was off one of the bedrooms upstairs. The rooftop deck was over the garage. It was a pretty cool idea, but was definitely NOT safe as it was completely rotted and it had to go.

Pretty huge transformation, huh? So glad we have these pictures. It’s been so long since we bought it I couldn’t even remember what it looked like before. This house also included a detached pole barn and almost 3 acres. Amazing home on a beautiful piece of property!!

Time to buy another house!! It’s been awhile! We’ve had several houses we’ve been trying to get finished up. It’s finally happening, which means we get to buy another!

We are hoping this house will be a much quicker flip than the last few we’ve purchased. It’s in a great neighborhood in Ellettsville and it’s actually the 3rd house we’ve owned in this neighborhood. We are excited to make it fresh and new again!

On the exterior it will get new gutters, windows and siding. We will also be doing a lot of work to the landscaping as it has taken over!

The interior will be completely gutted to offer a main level open floor plan and new master suite! I can’t wait for you all to see the finished product.

Finally, another post…and I’m so glad I get to share another FINISHED project. This is another one that has been a long time coming. We bought this house is September 2018, sight un-seen, at the Sheriff Sale. I had been watching this house as it’s not far from where we live and wanted it SO BAD. It was a cute little limestone ranch that needed a lot of TLC. My husband, Josh, wasn’t so excited about it. He told me over and over again that he wanted nothing to do with it. However, he was at the Sheriff Sale the day it was up for auction. He bid on it and ended up buying it. I was SHOCKED. I didn’t think he would. We had to hold on to this one for awhile before we could get started on it because we had so much else going on.

Josh went through it on his own first and took a video to show me. That is the ONLY “before” photos that I have. I had to get the “before” photos from the video which means they aren’t great at all. So disappointing because we did A LOT of work to this one. But, you’ll get the idea.

The most beautiful thing about this house is the property that came with it. The house sits on almost 3 acres and is absolutely gorgeous, rolling pasture. However, now that the house is finished it is gorgeous as well. I love how the design of this one turned out. NO COOKIE CUTTER on this one. Some major highlights include converting the attached garage into a master suite complete with vaulted ceilings, a luxurious bathroom and walk in closet; vaulting the ceilings in the living room; opening up the floor plan and finishing the basement. This house is basically brand new. New roof, windows, doors, siding, decks, HVAC, waterproofed basement, septic, electrical, plumbing and every cosmetic feature there is. I’m so excited to show off the final result, so here you go!

This was a breezeway between the house and garage that we turned into the dining room. You can see it previously had an exterior door as well.

As you can see, there was A LOT of stuff left behind…many dumpsters needed for this house.

Unfortunately, I don’t have a picture of the basement before. However, it was SCARY. The floors were extremely uneven, there was a concrete shower like you’d see in a horror movie and it also had an old cistern that still had 3 feet of water in it. And, as we always seem to do with basements, we had the entire thing waterproofed, so the future owners never have to worry about a wet basement.

This house also had an oversized, detached two car garage in the back which isn’t pictured as well as an amazing back deck overlooking the beautiful back yard/pasture.

This house didn’t last long on the market and I am so excited for the new owners. They will have horses out on that rolling pasture soon!! I hope they enjoy this house and love it as much as I have.

Our latest finished product!! As usual, we thought this was going to be a pretty straight forward “cosmetic flip”, just updating every surface inside as well as a new roof, windows and HVAC. We weren’t planning to do much else as far as exterior work or anything structural. Well, that went out the window pretty quick. As we were taking up flooring we found carpenter ants and termites. We’ve dealt with them on past houses, but we’ve never had BOTH in the same house. Termites in one room and carpenter ants in the other (and a lot of larvae—-EWWWW). I have a pic, but I will spare you the disgusting-ness. Due to this we had to replace quite a few exterior walls- which also meant removing siding. So, we decided to re-side the entire house. I am SO GLAD we did. It looks like a completely new house. I went to look for “before” pictures of this house and I didn’t even recognize it.

We also ended up re-arranging the utility/laundry room- taking part of it to turn the master bath into a full bath. Originally, the only door to the back yard was through the utility room. We closed that off and put in a sliding glass door off the dining room leading out to a huge brand new deck.

We put this one on the market and quickly had several offers. It is officially SALE PENDING. I can’t wait for the new owners to enjoy it!

We’ve got a bit of landscaping to get done once the weather will cooperate and in the next month it will be SOLD. Time to concentrate on our TWO HUGE projects we have going on: Donica Church (that you’ve seen from other posts) and Moffett Lane- I am working on getting a post up about it. HAPPY NEW YEAR! I can’t believe it’s 2020. Obviously it’s been awhile since I’ve made a post. I’m just trying to keep up with life and this blog always seems to fall on the back burner. I am going to try to change that in 2020!

We have a lot going on in our flipping lives right now and we have so many new, fun projects planned for 2020.  We are dying to get started on them- think NEW and BIG, but that means we need to finish up the ones that have been hanging around for awhile…which brings me to this post.

I’m sure you guys have been wondering about Donica Church Road. You know- that house I posted about back in June of 2018. Yeah, a year and a half ago. Actually, my first blog post ever!! Well, maybe you don’t remember, since after all, it was my first blog post ever. If you need a refresher- click here.

We are finallllllly making some progress with this one. It sat on the back burner for a really long time, clearly. It is just such a huge project that other smaller projects kept taking priority. Well, not anymore. We are in full swing and it’s getting me really excited.

We ended up basically starting from scratch. The whole back wall of the house was collapsing. Once that came down there were more issues and more issues and more issues. Yeah, I could go on forever. The garage- it had to go too- it was basically falling over as well. Oh, the crawlspace? Yeah, it was a foot deep, maybe. No way anyone was getting under there.

Let’s just show you some pictures. First, here’s one with the whole second story removed.

Then, we’ve got the side of the house. You can see the concrete floor where the garage use to be. Gone now. It will be rebuilt and it will be a really good size!

Next we have the crawlspace. Most of the floor joists had to be replaced, so we dug out the crawlspace a bit to make it actually possible to access.

But guess what? We now have a HOUSE again…

So exciting!! The front porch will be removed and completely re-done and the garage will be added.

Slowly, but surely, we are getting there. I can’t wait to show you the finished product. It’s going to be a HUGE transformation. Definitely the biggest one yet. And hopefully it will only be a few more months…. Tony- you reading this? 😉
