Oolitic Road

Completing and selling this house was one of the biggest reliefs for us throughout our flipping journey. This house might just make the top of the list of most frustrating houses we’ve ever done. We bought this house at sheriff sale in Lawrence County…only to LATER find out that it was condemned because of a failed septic system. Admittedly, we put this house on the back burner for awhile because we had so much else going on at the time. However, we worked for over TWO YEARS trying to get a new septic installed. Figuring out how to get a new septic system installed was the number one most frustrating process we’ve ever been through. First, finding an installer to return a phone call took months. When we’d finally get a return call and start to make a plan, we would then be ghosted by said installer. That happened at least three times. It was a difficult situation due to the small lot size and I don’t think they wanted to deal with the headache. Leaving us stuck over and over again. Then, scheduling and waiting for the soil sample. Next came working with the Health Department and the installer to come up with a system that would work. Once we finally got that finalized, it took several more MONTHS waiting for the weather to cooperate so the system could be installed. I could go on and on…but I’ll stop there. It is DONE and I will be thankful for that.

This house is definitely an interesting one. The original house was a tiny little thing and then an addition was added (the long skinny part in the front). It had to be designed this way because of the small lot. However, I think we came up with an awesome new floor plan that makes for easy living and entertaining.

Somehow, I didn’t get “before” pictures. Josh sent contractors over there to demo it without realizing I didn’t have pictures yet…so I’ve only got a few after demo, but before renovation. We also rented this house for a period of time (having the septic tank pumped every few weeks) as you can see in the “after” pictures. See what you think of the transformation!

If we look at the bright side…everything worked out in the end…maybe the way it was supposed to. Josh was working with a client whose wish list matched just about everything this house had to offer. She looked at several houses and just couldn’t find what she wanted. Josh eventually showed her this house once it was completed and she fell in love. I am so excited for her and her family to start the next chapter of their lives in their new home! 🙂

Deer Run

I think I have a new favorite. I love this house. New construction homes is where it’s at for me. From picking/designing the floor plans, to picking out every single thing- from exterior to interior finishes- it’s just so much fun. One down in our quiet little cul-de-sac section of the neighborhood…and 9 more to go! I wish I could say new construction didn’t come with the headaches we know and love from flipping houses, but it does. And some different ones too. We definitely had some along the way with this one. Not only are we building new homes, but we are also developing a neighborhood. This brings even MORE headaches and hurdles…and we are definitely learning as we go. From installing infrastructure, the house being too big for the lot, the waiting game on engineers, materials and contractors, it tested our patience. However, the end product is amazing, which means I am looking forward to more!

Northcliff Avenue

This house was our first mid-century remodel. We knew we wanted to keep a lot of the design true to that mid-century feel, but with a more modern approach. We used a lot of new products and finishes in this home which was exciting for me! From the flat panel wood grain cabinets, the solid white quartz countertops and the awesome brushed gold and black finishes, I think it turned out amazing! We re-worked the floor plan quite a bit by removing a wall to open up the kitchen as well as removing a hallway and large closet to make way for an en-suite full bathroom and walk-in closet. We also converted the large workshop area that included a small office into a large second living area just off the dining room. On the exterior we tore down an unsightly car port that was attached to the front of the house and added beautiful cedar wood siding, along with some landscaping work in the cute little courtyard just off the front door. We had some ups and downs with this one along the way, no surprise there. But… we also accepted an offer after less than 24 hours on the market…that’s always a plus!

Ida Lane

This one was super fun and one of our favorites for sure! It was pretty much just a cosmetic flip as the house was in really good shape compared to most! We brightened it up and added high end finishes and I absolutely love the way it turned out…I’d say it was a pretty big transformation. This one sold within a few weeks on the market. It’s a prefect family home on a beautiful, quiet, dead-end street! The new homeowners are loving it so far and we hope they enjoy it for years to come!

Hanover Glen- Finished Product!

Dare I say this house was a pretty easy flip?? Seems like we haven’t had one of those in quite some time. I love how this one turned out. This house goes to show how removing ONE wall can make ALL the difference. It went from a very tight kitchen to an open floor plan and airy kitchen. The exterior is the next big WOW factor with all new siding, garage door, gutters and windows. Oh and don’t miss the master bath! Check out the before and afters below…
